Modular Homes
Modular homes combine many of the features of conventional and manufactured homes. Like manufactured homes, they are built in factories. However, they are not built on a permanent steel frame, as manufactured homes are, and the modules are not strong enough to be pulled as trailers. They must be delivered on trucks instead. Assembling the modules requires more on-site work than joining the sections of a double or triple wide manufactured home, and as a result, modular homes generally cost more per square foot. However, they are usually less expensive per square foot than conventional, “stick-built” homes because most of the construction is done in the factory.
The main advantage of modular homes over manufactured homes is flexibility of design. The sections of a manufactured home include both a roof and floor. Only a single story with a relatively gentle roof pitch will fit through the underpasses on the highway. With modular construction, however, a multistory home becomes possible. Nearly any design can be accomplished in a modular home.
Manufactured vs site built
Modern manufactured homes rival conventional homes in quality, and in some ways they are even superior to homes built on the site. Gone are the days of flimsy mobile homes made of sub-standard materials. Today's building codes require that manufactured homes be every bit as strong as conventional homes. Unlike the flimsy temporary structures of the past, modern manufactured homes are built to last. And because they are designed to be pulled hundreds of miles down the highway at 60 miles per hour, they are actually stronger than many homes built on the site. No site-built home would survive such a journey.
Twenty years ago, manufactured homes were considered a low-end alternative to conventional site-built homes and were made of the cheapest materials available. The plumbing, light fixtures, windows, doors, and floor coverings were usually far inferior to what you would expect to find in a conventional home. But today, manufactured homes offer the same high-quality materials common in site-built homes. And high end features such as central air, oak trim, triple pane windows, hot tubs are all available from today's manufactured home builders.
Building a house in a factory has many advantages over building on the site, and these translate to lower costs and higher quality for the consumer. The factory offers workers an idea environment for the construction of the home. Their workplace is more like an automobile assembly line than a conventional construction site. Workers make the same home, or even the same wall, over and over again, and as we all know, practice makes perfect. Many times factory builders will use jigs where onsite builders would use a tape measure. Also, homes built on the site are exposed to the elements during construction. Bare wood is exposed to the rain, and sometimes even ice and snow. Manufactured homes, on the other hand, are built indoors and the vulnerable wood is never exposed to weather. As a result of these advantages, manufactured homes offer a precision found only in homes built by the best (and most expensive) on-site contractors.
One area where manufactured homes far outshine site-built homes is speed of delivery. An on-site general contractor must coordinate many subcontractors - all of whom are likely to have responsibilities at other job sites. Construction is frequently delayed, and families are forced to find other living arrangements while they wait for their new home to be completed. This is much less likely with a factory-built home delivered to the site because the builder has complete control over all the variables in his factory and will know exactly when your home will be ready to be moved to the site. Once it has arrived, setting it up is much more simple than building an entire home from scratch, and you will soon be able to move in.
The only area where manufactured homes have yet to catch up with site-built homes is in flexibility of design. Because the home must travel the highways to your site, two story homes are out. However, modern builders offer you many designs to choose from and can customize any design to meet your needs. And because factory construction costs less than on-site construction, you will be able to afford a larger home with more options.
There is no doubt that manufactured homes are the way of the future. Because they offer so many advantages in quality, cost, and speed of construction, the manufactured home market is growing rapidly. If "manufactured home" makes you think of cheap structures in a run-down trailer park, think again. Modern manufactured homes are every bit as good as homes built on the site, and factory construction will give you more high-quality home for your money.
